I have a dilemma. Here are the basics:
Bayswater client base is growing slowly, and working quite well. Regular clients, huge potential for new clients as every marketing venture I try in Bayswater seems to generate interest.
Kew client base very small (ie. about 10 clients in total), and every marketing venture I try in this area generates approximately 0-2 calls!! Nothing works!
At Bayswater, I do all the work - I am the only therapist.
At Kew, I have a therapist working for me, and the few clients I have are very happy with his services. I also have an osteopath and a myotherapist renting out the rooms a couple of days a week each, helping to cover some of the rent costs.
I know that Kew has the potential to make me a lot of money with very little effort on my part if I can just get some more therapists renting out the rooms, but I am going backwards financially due to the fact that Kew currently does not cover it's own costs.
HERE'S THE DILEMMA: Do I try to get out of my lease at Kew and just focus on Bayswater, cut my losses at Kew and chalk it up to experience, or do I let Bayswater tick along at it's own pace and focus all my energies on getting Kew up to speed?
Anyone have any thoughts? Any and all ideas, comments, criticism and suggestions are extremely welcomed!
- I purchases an existing massage business in September last year
- I currently operate 2 locations - Kew and Bayswater (Melbourne, Aust.)
- Bayswater rent: 30% of whatever I earn, no utilities or additional costs
- Kew rent: $1778 per month, plus utilities, body corporate fees, fire extinguisher checking, water fountain rental, etc.
- Bayswater: no lease agreement, just a mutual understanding between owner of salon and me (nothing in writing, verbal only)
- Kew: signed lease agreement binding me for another year minimum, with the option of extending a further 3 years if I choose to
