Rental space

Hi everyone

My post has three questions

First, I just signed a lease on a beautiful 1120 square foot office with 5 treatment rooms and a seperate office and waiting room. I am currently going to try and lease out 4 of the rooms to other MT's in the area. I was curious as to where you guys would be most likely see and call on the office if you were out and about. I have the obvious ones such as local schools and this message board, but anywhere else that you might think would catch your eye.

Secondly, if I can't find 4 MT's, what other professions do you think would benefit from a space like this and fit in well with other massage therapists. I know there are other holistic practices out there but I am not very familier with them, what they need, and how to find them. What about pyschologists (sp) or professions like that. Any ideas would be appreciated.

Lastly, what things did you or would you look for in this type of space. I am looking to make this a fun and awesome expierence for everyone involved so I want therapists to be happy and comfortable. I already plan to let them decorate the room according to taste, offering a credit card swiper if they want to have a plan, fridge and microwave, cabinet space and desk. Let me know what you have in your space that you love or wish you had.

i think the first thing that stands out to me in your post is allowing the therapists to decorate any way they like. i'd think that through very closely if others are going to be using this area as well. think about if you want them using candles and/or incense and how that may affect others, what they are going to decorate with, if others will be sharing their space or if they have it to themselves. it's best to plan ahead for any concerns that may arise.

other businesses could be psychologist, skin care (esthetician), nutritionist, electrolysis, yoga instructor (depending on space), personal training (again, depending on space), nail tech (keep in mind their stuff can stink), herbal medicine etc...

you could have a sign out front of the building saying office for lease. you could advertise in the paper and/or on the internet.

sounds like you're going to make this space a great place! have fun~

A note about candles, fire departments do not like them in a public building. If they see a candle that has been burned, they will note it in their report when they do their inspections. Around here, a burnt candle will cost you a $500 fine on the second notice. The candle doesnt have to be lit when they come through, just that they can see that it has been burned. And telling them, "OH, I burned it at home and just brought it in for the scent," doesnt hold any water.

Psychologist could be difficult due to privacy issues, unless one of the rooms has a separate entrance.

Acupuncturists could use this space, keep in mind the smell of Moxa, waxing, reflexologist.

As for other professions you might want to consider offering your extra office spaces to, I used to share space with a master herbalist and an acupuncturist.
There's always the possibility of offering it to a chiropractor as well. In my area we have a few chiropractors who are in town only 2-3 days per week, and have another office which is in a different city the balance of the week.
My Chiropractor (in a city a few hours away) shares his office with another chiropractor, my Massage Therapist, and a psychologist. He's always thought of his business as more of a Wellness Center though.
I always thought the idea of a wellness center where people have different specialtized techniques and are able to work together to help the patient/client in their quest for health was a great idea.

Especially if you're in a high visibility area, post a sign out front saying something like "Wellness Clinic Office Space for Rent". Maybe even if you aren't, see if you can post signs at well-travelled intersections. I know I would have JUMPED at a sign like this when I was looking for space!!

I've been looking at signs the last few days and I've found the "yard sale" style signs for $20.

Maybe contact other MT or alternative medicine practioners in the area (open the phone book if need be) and call just letting them know what you're planning. You never know who's looking for a change and word of mouth works in this kind of situation too.

This must be a local thing? Here in Florida business are free to burn candles all they like. We just recently had our fire inspection and passed with flying colors even though we had a candle burning in the lobby.

Guess everyone should just check to see what their local ordinances are.

Rental space

I am looking to make this a fun and awesome expierence for everyone involved so I want therapists to be happy and comfortable.

We do this at our clinic. We have 5 rooms and 12 therapists. The 5 of us that have been there the longest have our "own" rooms. Hey....seniority has to count for something right? We decorate it as we like. One room has a dolphin theme, one fairies, one southwest and mine is celestial. The other 7 therapists simply use which ever room is available to them during that shift. Now, we're all employees with set schedules so that works out smoothly for us.

If you are going to rent the 4 rooms to 4 therapists and it will be their room exclusively I don't see why it wouldn't work??

As for scents, what we've found out is that even though all of us use different things (candles, aromatherapy, etc) the smells sort of all blend in together in the common areas and create something nice. Our clients are always asking "what's that wonderful smell" when it's usually just a combination of all of ours scents.

At my old office share there were three other therapists and a psychologist. Pilates was downstairs.
Wellness fairs, ads in wellness booklets would be good places to look for renters.

How big are your treatment rooms?

The treatment rooms vary a little bit in size but most of them are around 10'X12'

i actually have a psychologist who rents the other office from me. she is very respectful and we seforum.xxxger our appointments so that our clients don't run into each other. it's working out great. although, i would really love to have that room back now!

You are correct, the cost of rent varies greatly from state to state and city to city. Also, the ammenities included play a factor. Good luck!

Anyone else who has an idea of the monthly costs to share a space is welcome to reply as well.

I have seen anywhere from $350 - $550 per month for full time (or part time) use, and the room is the MT's solely or shared depending on the arrangement (yes, for both spectrums of the fee). Big difference in costs, but I really think it just depends on who you run into out there as to what the fee will be. You really can get an excellent space at the lower cost and it be just yours, but they are hard to find.
