share rent or hire independant contractor

I just went into business for myself (yeah!) but the gal that I share rent with just told me she is leaving in 6 months.  That's the end of November.  I actually took over the space when another massage therapist left.  So, my question is,  Should I find someone to share the rent with? or hire a mt out of school who is looking to start up their own business.  My long time goal is to rent a suite of rooms 3-4 and get renters in there or have some independants in also. Does anyone have any experience with this type of thing?  :-/

How much involvement do you want in the other MT's practice? If you hiring independant contractors, you can require more of them, set certain standards that you expect them to live up to. Chances are, they will expect more out of you too. If you rent a space out to them, you should let them make it their own business and take care of their own expenses. You might also look into the legal implications. I know, in Idaho, if you hire an independant contractor, you have to carry workman's comp insurance for them. You don't if you are renting the room to them. Whatever you do, GET IT IN WRITING! Your attorney should be able to discuss your legal obligations with your different options.
